Landlords lowering rent to keep residents

Property managers in many areas of the Nevada region and other parts of the country are looking for ways to keep their current residents and to attract new people, according to nevadaapeal.com. The easiest way to do that is to decrease the rent.

Monthly rent payments have dropped by an average of $5 to $10. The more units the building has, the more likely it is that the rent will drop more. Some areas of Reno have vacancies as high as 10 percent, but west Reno is worse with 25 percent of its apartments sitting empty. Managers are trying to establish some type of relationship with their residents just to do anything they can to keep them, according to the housing group, CBRE. Customer service is valued by people, but the price is more likely to be the deciding factor.

Tips to attract more renters are obvious – offer a free month’s rent. This is something Fargo apartments have offered for years with the growing population and increased competition for apartment managers. Managers all over the country are doing the same thing. A free month’s rent, maybe two free months. It’s better than sitting on empty apartments for month after month with no takers. Landlords are also offering more deals to people willing to sign a 12-month or even a six-month lease.

Landlords should take care of the little things like making sure there is no litter on the grounds and pets are picked up after. It’s also worth it to take care of repairs so people don’t find reasons to leave. It’s worth it to keep every resident as possible because it usually costs more to clean, re-paint and repair an apartment when someone moves out. Dropping a tenant’s rent by a few dollars is well worth it for property managers.
